What brings you to us?

Practice Areas

Six practice areas. One standard.

Prevention, representation and resolution – personally led by the partners.

Real Estate & Property Transactions

Your most important asset. Protected in every clause.

From due diligence to registering the property in your name: we handle sales, purchases, gifts and leases, draft protective contracts, coordinate with the bank and the other side, and take care of real-estate taxation and filings.

  • Buying and selling apartments and commercial property
  • Gift transfers between family members
  • Caveats, mortgages and Land Registry (Tabu) registration
  • Real-estate tax, leases and condominium registration

Debt Enforcement & Insolvency

Debt has solutions. The first step is to act.

Facing enforcement files or financial distress, we look at the full picture and build the right path: objection, settlement, consolidation of files or statutory insolvency proceedings – with dignity and discretion. We also represent creditors in debt collection.

  • Objections and motions in the Enforcement Office
  • Individual insolvency and financial rehabilitation
  • Negotiating debt settlements with creditors
  • Creditor representation and debt collection

Debt Collection for Businesses & Creditors

You delivered the work and were not paid? There is a way to collect.

We represent businesses, self-employed people and creditors in collecting debts: demand letters, Execution Office proceedings, garnishments and asset searches, and when needed a claim and judgment.

  • Demand and warning letters
  • Execution Office files based on a note, cheque or judgment
  • Garnishments and asset searches
  • Monetary claims and settlement agreements

Civil Litigation & Claims

In court, preparation decides.

We represent plaintiffs and defendants in civil proceedings, monetary claims, contract disputes and property disagreements – starting with a sober analysis of prospects, risks and costs, then a clear strategy and determined representation.

  • Monetary claims and breach of contract
  • Property and neighbour disputes
  • Representation in Magistrates' and District Courts
  • Pleadings, motions and settlement negotiations

Mediation & Dispute Resolution

Not every dispute needs a judgment.

Both partners are mediators. We conduct mediation in business, family-property, partnership and neighbour disputes. The process is confidential, the parties keep control of the outcome, it is usually faster and cheaper – and the agreement can be given the force of a court judgment.

  • Property and neighbour disputes
  • Disputes between partners and family members
  • Contract and business disagreements
  • Drafting the mediation agreement and court approval

Contracts & Agreements

A good agreement prevents the next dispute.

Drafting and reviewing agreements for individuals and businesses, in clear language and with a structure that protects your interests – tailored to the specific deal, with foreseeable scenarios and clear dispute mechanisms.

  • Loan agreements and securities
  • Partnership and co-ownership agreements
  • Residential and commercial leases
  • Contract review before signing

Enduring Power of Attorney

Your decisions. In hands you chose.

An enduring power of attorney lets you decide in advance who will manage your property, personal or medical affairs if you can no longer do so. We explain the options, draft instructions that suit you and your family, and complete the process with the Administrator General.

  • Consultation for the grantor and family members
  • Drafting the power of attorney and advance directives
  • Signing and depositing with the Administrator General
  • Updating or revoking an existing power of attorney

Approach

Four principles. No compromise.

A partner, not a department.

The person you meet is the person who handles your file – from the first call to the close.

Drafted with the courtroom in mind.

We know where contracts break. So we draft them not to.

Experience from the inside.

The State Attorney's Office teaches how the state and the courts think. That knowledge works for you.

Agreement before conflict.

When it fits, we mediate. When it's needed, we persist. Every decision is a strategic one.

The Firm

A boutique firm. A partner's commitment.

Almog & Co. was founded by Adv. Netanel Almog and Adv. Mali Almog. Two complementary worlds under one roof: real estate and contracts, where everything is measured in precision – and litigation and insolvency, where determination and judgment decide.

Every client gets an available partner, a clear picture and a written plan. We work in Hebrew and English, including with buyers and families abroad.

We don't promise outcomes. We commit to thorough, transparent, determined work – until it's resolved.Netanel & Mali Almog

Book a meeting
When should I involve a lawyer in a property deal in Israel?

Before signing anything – including a short "memorandum of understanding" (zichron dvarim). Even a brief document may be a binding contract, so checks should be done as early as possible.

What is a caveat (he'arat azhara)?

A Land Registry entry notifying everyone that you hold a right in the property. It protects the buyer against conflicting transactions or later registrations.

Can I buy property in Israel from abroad?

Yes. With a power of attorney and proper coordination, much of the process can be handled while you are abroad. Tax and reporting rules depend on your status, so get advice before committing.

What is an enduring power of attorney?

A document in which a person chooses in advance who will act on their behalf if they can no longer do so. It is made while the person is competent, through a qualified lawyer, and deposited with the Administrator General.

Why choose mediation over a lawsuit?

Mediation is confidential and usually faster and cheaper. The parties design the solution themselves, and the agreement can be given the force of a judgment.

What does a first meeting look like?

We understand the matter and outline possible directions. Before any work begins, you receive a written fee proposal. Meetings can be held in Hebrew or English, in person or by video.
